This week, I’m taking a different approach—less of a traditional blog post and more of a tough-love reality check. It’s something many real estate agents don’t like to hear, but it needs to be said.
Recently, I was looking for opportunities to showcase some of the beautiful homes listed in my area. We have incredible properties in desirable neighborhoods that, frankly, aren’t selling. Why? From my perspective, it boils down to one major issue: presentation.
Maybe the home has been sitting on the market too long. Maybe the so-called “professional photos” are blurry, dark, or crooked. Or maybe it’s just the natural slowdown that happens in January and February. Regardless of the reason, as an agent, your number one job is to put your seller’s home in the absolute best light—every single time.
Missed Opportunities and Outdated Thinking
In one particular instance, I reached out to an agent about featuring their listing on my social media. Now, I won’t pretend that my social media presence is massive—yet—but it’s growing. And every home I showcase reaches potential buyers who might not have otherwise seen it.
But this agent shut me down.
And that’s fine. Not everyone understands the power of social media marketing. But you know who I do feel bad for? The SELLER stuck with that agent.
Because while their home sits unsold, their agent is clinging to outdated tactics—like a yard sign and an open house—as if we’re still in 1995. Reality Check: Real estate has evolved, it’s ever-evolving.
If your agent isn’t using every possible tool—Instagram Reels, TikTok, Facebook, blogs, and more—to market your home, then they aren’t doing their job. And if they’re actively BLOCKING opportunities for exposure just because they’re worried about another agent getting a lead? FIRE THEM.
The Bottom Line
Selling a home isn’t just about putting it on the MLS and hoping for the best. It’s about making it the belle of the ball. It only takes one person to see the right home at the right time to make a sale. If your agent is more concerned about their commission than getting your home in front of as many buyers as possible, they are not the right agent for you.
At the end of the day, your home deserves to be marketed by someone who genuinely cares about selling it, not just collecting a paycheck. If your agent isn’t that person, it’s time to move on.
